The tenant living on rent will no longer be able to occupy it. He will have to vacate the house after the completion of the period stipulated in the contract. If he does not do so, the rent authority will take eviction proceedings on complaint. In case of the death of the tenant, his heir will have the right to live there, but he will also have to perform the contract.

Landlord cannot harass

The landlord will also not be able to trouble the tenant. He will not obstruct the supply of water, electricity, piped cooking gas, passage, lift, lighting on stairs, cleaning system, parking, communication media, sanitation services and security related facilities. He will not have any right to enter the tenant's premises.

In order to protect the rights of the landlord and the tenant, in accordance with the guidelines of the Central Government, the Urban Development and Housing Department has prepared a draft of the Tenancy Act Bill, which can be presented in the monsoon session of the Assembly.

The central government had given instructions

The central government had given guidelines to all the states to make legal provisions for the protection of the rights of the landlord and the tenant. Accordingly, the Urban Development and Housing Department has prepared a draft of the Act. In this, the owner and the tenant will have to enter into a written contract and give the information to the Rent Authority within two months.

After the stipulated period, the tenant will have to vacate the house or plot. In case of disaster, the tenant will not be asked to vacate the house even after the expiry of the period but he will have to pay the rent as per the contract. In case of the death of the tenant, his heir will have the right to stay but he will also have to follow the contract.

Many times complaints are received that the tenant has kept a tenant without informing the landlord. This cannot be done without consent. 

If the tenant does not vacate the house even after the contract expires, he will have to pay double the monthly rent for the first two months and then four times the monthly rent after that.

The landlord will never enter the premises without informing the tenant (Tenant rights). If the house has to be entered for repair or other work, inspection or any other reason, then information has to be given 24 hours in advance. 

Water, electricity, piped cooking gas supply, passage, lift, staircase lighting, cleaning system, parking, communication media, sanitation services and security related facilities will not be disrupted to harass the tenant.

Rent tribunal to be constituted

According to the proposed bill, there will be a rent tribunal in every district. A judicial officer will be appointed in it. They will have to resolve the complaint within 60 days. They can take the help of local bodies or police to comply with the order. 

They can also get the premises confiscated to get possession of the premises or for recovery. The provisions of the rent law will not apply to government premises, religious or trust premises owned by a trust registered under the Wakf Act.
